We currently have available a small exclusive development in one of the most sought-after areas of Romania. Completely self-contained, in a superb location and exploiting all of the many advantages of a property in Romania.
Set in the village of Brebu in Doftana valley, the development is completely self-contained. It can never have any other properties built next to it due to its unique situation. Bounded by rivers on two sides, a quiet access road on the third and non-building land on the fourth, you are guaranteed quiet and security. Having magnificent trees on all sides, privacy is provided by nature rather than high walls.
Do not think that this development is remote. It is accessed directly from a tarmac road which is the main road into the village and is also a bus route. In the province of Prahova, one hour by dual-carriageway to the north of Bucharest and its international airport, the land is 20 minutes to the golf course, 15 minutes to the tennis club and railway station, 10 minutes to a large town with all facilities, 30 minutes to the ski resorts and 5 minutes from the village centre.
The village is situated downstream from the lake in the lovely and famous Doftana valley. This lake has a dam to control the water flow in the river; for this reason, the village of Brebu and this development have not been affected by the flooding reported in other parts of the country.
Situation
The land is flat and is currently an orchard with various fruit and nuts trees scattered over the land. We hope that as few of these trees as possible will need to be removed during construction. To the south and west is the protected land of the river banks, which is currently fenced off to protect the trees from any grazing animals.
Planning permission
We are currently offering a plot of 3,500m² (37,674ft²) which could be split by the purchaser into 5 building plots of approximately 600m² (6500ft²) each. The plot is south-facing with the access road to the north side. Outline planning permission has been given by the town hall for 30% of the ground area. This must include the house, garage and any other construction of a permanent nature. The house may comprise of a ground floor, a first floor and an attic (this attic may be build out with dormer windows if required).
The land is totally within the village limits and therefore has automatic planning permission. The land borders on 2 sides are, in fact, the village limits.
Prices
The amazing rise in the cost of land in these sought after areas in Romania has been well documented. In the last three years, the price per square metre of land has risen from 5 euros to 60 euros, and is still rising. This spring the owners are telling us that they will be asking 100 to 120 euros. This was obviously a good investment if you bought three years ago but it is becoming very unrealistic.
For this reason we went out to find land in the area, in a different village, at more realistic prices. We are currently offering the whole plot at a price of 12 euros per square metre. Not the lowest in the village but not the highest either.
As we are the owners of the company which owns the land, there will be no commissions payable (a saving of 6%, plus the VAT) but all legal costs including the Notary are for the account of the buyer. If the law allowing non-Romanians to purchase land is not revoked by the time of purchase, the non-trading company that currently owns the land may be purchased, again saving the additional legal costs of setting a company up from scratch.
Connections
Connections are at the entrance to the development and include electricity, telephone and gas. Water is less than 100m away or you can drill your own well which is what the locals do. Septic tanks are the norm in the area and will be possible on the development.
